New housing estate planned for Forden

Detailed plans for a 23-home housing estate in Forden have been lodged with Powys planners, just ahead of an important deadline.

The application has been made by Richard Glover-Davies of Montgomeryshire Homes Ltd at land called “Lyndale” which is near the village primary school. Five of the houses are set to be “affordable homes”.

The scheme also includes the formation of a vehicular access, installation of a sewage treatment plant and all the associated works.

The 0.95-hectare site has been used as a paddock/agricultural grazing land, and slopes gently from east to west fronting onto a road that runs through Forden.

An outline application to establish the principle of developing the land was lodged with the council by a Ms P Humphreys in May 2021.

This proposed the residential development of the site, in a cul-de-sac arrangement which was approved in January 2022.

The site which is also designated for housing in the Powys Local Development Plan (LDP) and is close to amenities such as the primary school, community centre, football/tennis/bowling/all-weather pitch and children’s play area, and a very short distance from St. Michael’s Church.

A condition on the planning permission means that the “reserved matters” application with the details had to be submitted to the council by January 24.

The houses proposed for the site would be a mixture of three and four-bedroomed properties.

Mr Glover-Davies said: “We are new owners of the land and are using our own house types. We have kept the layout very similar, but we have moved the location of the sewage treatment plant to be further away from the school after reading comments that were made during the outline application.”

A decision on the application is expected by March 6.
