A livestock farm, comprising a Grade II Listed farmhouse, a range of traditional outbuildings and farm buildings and 95.38 acres of pastureland, has been put up for sale with a £750,000 asking price.

Aethnen Farm, Llanfechain, which has been farmed by the Wilde family for 54 years, is on offer with agents Halls’ Welshpool office complete or in two lots.

Lot one, which has a guide price of £450,000, comprises the farmhouse, buildings and around 41.05 acres of pastureland. The second lot comprises 54.33 acres of pastureland with a guide price of £300,000.

The farm has been run as a suckler cow enterprise and some of the land, which is capable of heavy grazing or mowing during the growing season, has been let for sheep grazing.

The brick farmhouse has two utility rooms, a farmhouse kitchen, sitting room with exposed beams and timbers, dining room and bathroom on the ground floor and two bedrooms and two attic rooms on the first and second floors.

The outbuildings comprise a two-storey barn with a garage, cow sheds and meal house, a single storey building, former dairy and parlour, single storey and two-storey cow sheds, a four-bay Dutch barn, a variety of loose housing sheds and machinery stores and a silage pit.

The productive pastureland runs from 550ft to 725ft above sea level, has mains water supplies to water tanks, is well fenced and suitable for all types of farm livestock and horses.

The farm is accessed along a private driveway, with the house and buildings commanding glorious south facing views. Llansantffraid is within three miles, Oswestry is within 11 miles and Welshpool is just over 13 miles away.

“Located in beautiful countryside, this farm offers prospective purchasers a blank canvas as it requires modernisation and renovation,” said Halls’ director James Evans, who is handling the sale.

“The farmhouse could be extended into the adjoining traditional barn, subject to planning consent and the farm buildings, although requiring some investment, have great potential.

“Lot one offers purchasers an exciting opportunity to acquire a 40-acre holding for development into a purpose-built small farm or equestrian unit. The area has a wealth of opportunities for equine enthusiasts, with riding schools, pony clubs, cross country courses and hunts all easily accessible.

“The farm is situated close to the village, yet it enjoys a private, secluded location. The pastureland in lot two has good roadside access and can operate as a stand-alone unit if required.”

Viewing is by appointment with Halls’ Welshpool office on Tel: 01938 555552.
